This is another rendition of the Half Cape design style common to the coastal area of New England. Sometimes called a “half house”, the half cape evolved from primitive single room structures for late 1700 century inhabitants. As families grew and space requirements increased, the one room central core was expanded by additions to its sides and rear adding interesting geometry to the evolving structure.
This expanded version of the popular Wellfleet Cape design offers additional square footage throughout. For this home, we have added 2 wings to the center core, a master bedroom suite on the left and a gathering room to the right. Originally designed to allow for complete single floor living, the expanded version adds generously to the second floor rooms to make the entire home more inviting.
At the core of the first floor plan is a large living room with a fireplace which flows into a dining area. A natural connection is made from the dining area to the outdoors by means of glass doors onto a three season porch. The large kitchen boasts a center island with a pantry and a half bath services this first level. The ell contains a gathering room with wood stove masonry and an optional cathedral ceiling. A mudroom entry off the farmer’s porch leads to the gathering room and a two bay garage by means of a hallway which contains the laundry area and additional closets. The Master Suite is located in the left wing on the first floor. The bedroom contains a small linen closet, a large walk-in closet and a full bath with separate shower, Jacuzzi tub and double vanity.
The second floor contains two sizable bedrooms with full closets. They share a full bath and additional hallway storage. At the top of the stairs is a common loft area with skylights, providing space for a small office with reading chair and desk. In addition, there is optional living space available on the second floor above the garage which is connected to the home by way of the heated mudroom hallway. This space is often developed into a private office, exercise area, art studio or additional bedroom.
